How do I know it’s time to replace my roof?

What things should I take into consideration when determining if I need a new roof?

If you are wondering how do I know it’s time to replace my roof after reading this you should be clearer about the signs that indicate the need for a roof replacement, and if you are still unsure we are more than happy to come out and discuss it with you and give you a free quote. We have 35 years of experience so we know the signs that should not be ignored.

The first thing to consider is how old is the roof? The age gives us an idea of the extent of wear and tear that it has undergone, and how long it has been exposed to the elements. Different types of roofs have different life spans. A roofline must withstand the harshest of weather conditions for many years, particularly in Lancashire, like wind, rain, hail, snow, storms and sunshine. The roof is exposed to wear and tear that gradually weakens the roofing material, particularly if any damage is not attended to straight away. Once the roof has passed its longevity there is no other option but to replace it, to protect the rest of your building.

Signs of roof damage that show it is time to think about replacing the roof:

1. There is sagging in the roof

Should I be worried about my sagging roof?

A sagging roof not only looks bad, but it could also be dangerous for you and your family. A roof should be a straight solid structure but if it is sagging in the middle it is a sign that the structural integrity has been compromised and I’m sorry to say at its worst it could be a warning sign that the roof could collapse.

Water damage is often a common cause. If your roof isn't properly distributing water away from it, then the excess moisture can cause rotting or decay in the structure, which then leads to sagging.

Sometimes the roofing is just too old to offer protection any longer. Proper maintenance of a roof can ensure it lasts a long time, but old age just means the structure deteriorates and can’t hold the weight of the roof any longer. Once it has got to this point there isn't much to be done apart from replacing the whole structure.

2. There is visible damage and cracks to the tiles

Is a cracked roof tile a problem?

If you spot a cracked or broken tile on your roof, it is essential to address the problem as soon as possible, as it means the roof isn’t properly sealed any more to maintain weather-proofing. You risk your roof leaking and the damage becoming worse if you don’t address it straight away. The nature of water, and the ability for a building to absorb moisture, means that it can spread more than you might expect and often develop into unhealthy living environments. Cracked tiles that cause leaks can create all types of damage, such as mould and mildew which can lead to health problems, such as chest infections, congestion and allergic reactions. If the structure underneath the roof tiles becomes exposed to rain, rot begins to set in and causes structural deterioration. The water damage can spread further than the internal structure of the roof and affect the interior of the home compromising the walls and ceilings and even your belongings. Getting rid of mould once it has become established can be an extremely difficult and costly exercise. Not to mention if water is dripping around electrical appliances and outlets then you also have to consider the danger of electrocution, fire, and electric shortage.

3. Moss is growing on the roof

Should I be concerned about Moss growing on my roof?

Moss and algae grow on shaded areas and can damage your roof both directly and indirectly. Moss characteristically grows in the cracks between each tile. If it is allowed to grow thicker tiles are lifted and become loose, allowing rain to escape through. Once moss becomes established, it absorbs water like a sponge and is likely to grow across the whole roof, and can become quite thick. If you allow large patches of moss to grow, these patches hold water against the surface of the roof, it becomes a heavy blanket on top of your roof that retains water and moisture and leads to rot, bacteria, and mould-growth that compromise the structure.

4. Any water in the loft

What happens when water gets into the attic?

The attic needs to be checked regularly for any wet or moist insulation that could be the result of a leaking roof, and it is also important to inspect the inside of the loft for damp. If the roof is not properly maintained water can cause extensive damage as well as moisture compromising the structure of the ceilings and walls below.

5. Look out for water marks on ceilings and walls

Should I be worried about the water marks on my walls?

It is not always easy to notice water seeping in from the roof as it can be a long process for the moisture to penetrate the roof material and appear as watermarks in some part of the building below the roof. By the time you notice discoloured marks on walls and ceilings the damage is already quite extensive.

While water leaks that are penetrating walls are often out of view, there are several things to look out for that can help you detect these leaks.

Common signs of water leakage to not ignore.

  • Musty odours and smells
  • Visible mould patches appearing on walls and skirting boards
  • Stains on walls
  • Peeling or bubbling of paint and wallpaper on the walls
  • Walls beginning to warp
  • Buckled floors and sagging ceilings

Is it time to replace your Bungalow Roof or Flat Roof

For roofing on a bungalow the issues would generally be the same that we have already covered. If you are also unsure when your flat roof needs replacing, on your garage, shed or summer house roof, you should also look for any tears in the covering of the roof, whether it is a traditional felt roof or a rubber EPDM covering.

When to replace your Bungalow Roof

Often issues with the roofing on a bungalow are easy to spot as the roof is usually within eyeline so any problems can be identified before the roofing deteriorates further. The roofing issues will be the same as on most residential properties, although often bungalows have been extended and may have different roofing on different parts of the building. Another issue that can arise when adjoining roofs have been added is water not running off in the right direction and pooling in corners creatiing damage to the roof structure.

When to Replace your Flat Roof

If you have noticed any water coming through the roof on the garage or garden house it is time to get it checked over, especially with an ageing flat roof it is likely a sign that it needs replacing. It is often not worth the cost of getting it mended when for not much more you could get a new roof installed that will last for many years. Many extensions are aslo installed with a flat roof so it is important to keep an eye for damage so that the interior walls are not affected by water leaks from the roof.

Technology for flat roofing has improved tremendously this century. Many flat roofs still have the old traditional felt roofs that are time consuming and tricky to install- and also needing the correct weather conditions; so if you come to the conclusion that it is time to replace your f;at roof Redline can install an EPDM rubber sheet flat roof in no time, that is long lasting and durable, environmentally friendly and looks attractive. TThe Eco-friendly Firestone rubber roofing system has achieved ISO 14001; 2004 and comes with a 20year guarantee. Take a look at our article Why EPDM is the best choice for your roof and the environment.

Flat Roofing for buildings in rural Lancashire

Because the EPDM roofs are so weather resistant they are an ideal solution for properties in more exposed rural locations that suffer high winds and high levels of rainfall, whether this is on part of a bungalow roof, a summer house roof, a garage or shed or possibly a barn conversion. It is also often used for agricultural buildings and warehouses due to its robust durable qualities.
